CITY OF RICHMOND POSITION DESCRIPTION CLASS TITLE: Building Maintenance Superintendent

DEPARTMENT: Administration/Parks and Recreation

PAYGRADE: 26

CHARACTERISTICS OF THE CLASS: Under the direction of the City Manager’s Office and Director of Parks and Recreation supervises maintenance staff and performs routine and preventive maintenance of City Buildings. Repetitive and skilled routine manual labor in the maintenance of the Paradise Cove Aquatic Facility, Adventure Falls Miniature Golf and Batting Cage Complex, Irvinton House, City Hall, Police Department, Fire Department, District Court, Gibson Bay Pro Shop and other properties as assigned. Performs a variety of tasks in the maintenance and repair of various installations and facilities. Schedules and manages licensed contractors for buildings projects. The tasks require a certain amount of acquired skill, often dealing with mechanical equipment or construction projects.

DUTIES AND RESPONSIBILITIES:

  1. Performs a variety of tasks related to winterization, preventative maintenance, and repairs to equipment in the aquatic facility pumphouses. Maintains operations of aquatic facility pumphouses during season.
  2. Responsible for ordering, maintaining, handling, and storing chemicals properly for the Paradise Cove Aquatics Center. 
  3. Performs skilled installation and repair work; Assists and/or performs carpentry, painting, plumbing, and equipment maintenance. Performs minor repairs in the electrical, carpentry, masonry, and plumbing field.
  4. Responsible for fixing and repairing fountains, pumps, and generalized plumbing that does not require a certified plumber.
  5. Ability to coordinate approved repairs through outside contractors and repair businesses.
  6. Performs general building maintenance. Performs a variety of tasks in the maintenance, repair or operation of various installations and facilities.
  7. Oversees contractors for assigned capital projects.
  8. Ability to operate, maintain, and makes minor repairs to a wide variety of small equipment such as tractors, lawn mowers, skid steerer, power saws, etc.
  9. Operates automotive equipment, such as pick-up trucks, trailers, small vans, or cars, to transport employees/equipment to/from work sites.
  10. Regular supervision of buildings maintenance staff.
  11. Performs other related duties as assigned.

TRAINING AND EXPERIENCE: College or technical school education; or a substitution of experience in labor work for the education. Must have at least five years general trades or maintenance experience. Skilled knowledge of Building Maintenance and working with licensed contractors. Experience working in the aquatics industry with pumps, motors, and chemicals.

SPECIAL NECESSARY REQUIREMENTS: Ability to follow and understand written and oral instructions. Ability to perform skilled labor such as carpentry, plumbing, and mechanical labor. Ability to work alone or with others. Ability to get along with fellow-employees. Ability to set and maintain high work standards and to serve as working example to fellow employees. Must be certified as an Aquatics Facility Operator within 6 months of being hired. MINIMUM QUALIFICATIONS: Possession of or ability to acquire a valid operator’s license issued by the Commonwealth of Kentucky.

PHYSICAL ATTRIBUTES NECESSARY: Physical stamina in enduring long periods of time exposed to adverse weather conditions. Must be able to lift in excess of 50 lbs.

Salary Information: Paygrade: 26 $45,000-$75,000
